Finding your preferred property

Different people will be looking out for a property for different reasons:- To occuppy, a second or Holiday Home By-to-Let, property for resale after improvements or simply  for other commercial purposes.

Residential property:

  • Location-the environment, accessibility to social facility as schools,shops, medical centres, safety, Noise are some of the factors to check

  • Facilities-parking, garden,leisure/sporting facilities?

  • State of property-old/new.Are repairs/improvements necessary? would these be reasonbly done by way of time and costs?

  • Buying price-Is it reasonable for the location, facilities provided. Would the value of the property rise or fall within a span of time? Is the investment worthwhile?

  • What fixtures/fittings go with the sale i.e. curtains/lights

  • Ownership- Is it freehold or leasehold. For Leasehold, consider ground/service charges that  go with the property.

In most cases, it is important to know why the property is being sol. There could reasons that needs more investigations like-are there accumulated high rates,is there an ownership dispute.Just ask although this is later confirmed by the conveyacing advocates.
